I found a house that I didn;t particularly like but it was in a quiet neighborhood so I figured it was worth a look. It was about the same price as my house would sell for so no additional mortgage. As an architect i’m somewhat snobby about design. It was a raised ranch which is like the minivan of house design. no thrills, just appliance like design. I was goignt o concider it for the location. Well from the frist step in something felt off. It was built in the 70's but the floors cracked like a teens bed whos parents are out of state. The basement floor (concrete slab) seemed awefully wavy, like something you would expect out of a 1800's house. I found the problem. In the Northeast you need to extend the foundation at least 4' below ground to protect the ground under the house from freeze/thaw/ this is what I saw:

that is the bottom on the foundation. there wasn;t even a fucking footing. someone fucked up. I feel bad for these people but they are going to have a shit time selling this thing.

First. The “Raised Ranch” needs to die. You want a Ranch? ONE LEVEL! No basement. Basements need to die too.

Okay.. My knees feel better now.

You would have an aneurysm if you visited the house I’m currently renting. It was built in the 1950s as a Summer Cottage. And was converted to a full time home at some point. It’s on a slab and cinder blocks. It had a full 1st floor “basement” up to the 1993 Mississippi flood.

There isn’t a square wall or level floor in the entire place. And it’s a shame. The place has potential if the Army Corp of Engineers didn’t own the land it sits on.

well if you going down 4 or 5 feet a full basement just makes sense for the additional couple feet down you’d have to go. this is what it looks like

with extreme neglect. all a footing does is spread the load out so the soil doesn;t have to carry as much weight per area. like a regular garage could probably just get by with no footing (altho I wouldn;t) because the footing would only be supporting the foundation wall, garage wall and roof (the slab bears the floor load). I think the bigger isue is that it didn;t extend below the frost line.

I just realized what you meant by “minivan of house design”.

I couldn’t live there just by that image. Theres no character. It looks just like every 1979+ subdivision in the Chicago metro area.
